MUlti-family Residential - Affordable rental

Kemole Lane will be a 20-unit residential rental building located in Mo‘ili“ili, a neighborhood in the heart of urban Honolulu and close to the University of Hawai‘i at Mānoa. This project is being developed under Honoluluʻs Bill 7, a measure introduced in 2019 to provide greater options for affordable rental housing development, however the rents will be targeted at 30-60% AMI made possible through local government and tax-credit resources. Program and project partners include Family Promise of Hawai’i, Hawaiian Community Assets, and Lunalilo Home and Trust.

  • 9 parking spaces, Laundry on each floor, addʻ; storage for tenants on-site, landscaped and covered outdoor areas

  • Bldg Type: 3A, 5-over-1 concrete podium with timber framing above. Specifically selected for the renewable and carbon sequestration properties of timber.

  • Architects: AMA-AE; Civil: Goto Engineering; Structural: Allison-Ide Structural; MEP: Lofte Engineering; Electrical: Uila Engineering

  • Current Status: Permit under review, value engineering with General Contractors and Design team. Financing in-process, Construction is targeted to start Late Spring 2026.
