How I Work

 

My work focuses on community-driven efforts to improve land tenure/stewardship and the built environment in Hawai’i - whether through agricultural, residential, or commercial “development”. My experience mirrors that of traditional “development”(due diligence and acquisition, entitlements, facilitating design/engineering processes, construction, engaging collaborative partnerships and building a diverse capital stack). However, my approach is guided by ‘āina, equity and community focused clients, whether urban or rural. Iʻm deeply interested in the design process and the history of the place, no matter how small the parcel. My critical metrics are restoration and culture.

In addition to the long-term efforts featured in the “Projects” section of this site, I also frequently work with organizations on short term, one-off engagements. Below is a running list of areas I frequently engage with in these endeavors.

  • Capital stack diversity (federal, state, city loan or grant vehicles, conventional financing, tax-credits, philanthropic debt and grants, etc.)

  • Housing affordability in partnership with for-profit developers, non-profit organizations, City and State agencies (Hawaii Housing and Finance Development Corp HHFDC (RHRF and LILHTC 9%), Hawaii Community Development Authority HCDA, Honolulu Dept. of Housing and Land Management, Dept of Hawaiian Homelands)
